Sebago Technics was retained to design a residential facility on the Southern Maine Healthcare Campus and abutting residential properties in the Town of Sanford.
A wetland delineation and vernal pool survey were conducted on all relevant parcels. These investigations resulted in a number of vernal pools that served as development challenges. Sebago Technics worked with the Maine Department of Environmental Protection (MDEP) to overcome these challenges.
The Environmental division of Sebago Technics also facilitated a stream determination by MDEP to establish that a foundation/parking lot drainage ditch found near the center of the property was not a jurisdictional stream. A Small Whorled Pogonia (Isotria medeoloides) Survey was performed once a proposed development footprint was established to meet U.S. Army Corps of Engineers’ requirements. Ultimately, a Wetland Functions and Values Assessment was conducted to characterize the overall protected natural resources found within the site and to quantify the proposed impacts of the new facility.
